Phase I (72 Lots) is planned to open Spring of 2007. Lot prices are expected to range between $30K and $60K. Multiple lot discounts will be allowed for builders. The lake levy is complete, roads, and utility system is under construction at this time. A builder lot draw is planned for Spring of 2007. Seven Point Lake Community is under construction, as you know, construction takes planning, hard work, and sometimes a little luck. The signature part of the community, Seven Point Lake is complete. The weather has been perfect for construction of the levy, it rained just enough to keep the material the right moisture for good compaction. The concrete valve and drain assembly was completed and closed in April of 2006. Seven Point Lake is now completely full. Water began trickling over the spillway January 7, 2007 .
Seven Point Lake LLC is looking for a few good builders. Our objective is to build a quality community that we can all enjoy and profit from. As developers, we promise not to undercut the professional builders by letting unqualified, inexperienced individuals build houses. Seven Point Lake LLC will only allow licensed contractors build houses in this community.
Covenants and POA
A full bill of assurance will be recorded with the
subdivision plans ensuring the property values will
be maintained. Enforcement of the covenants and
restriction will initially come from the developers,
and as the lots are sold this authority will be delegated
to the property owners. Waterfront and view lots
will be restricted to a minimum of 2,500 sq. ft. heated
area. Interior lots are expected to have a 1,800 sq.
ft. minimum. Lots are expected to range from $30,000
- $60,000 based on location and size. Average lots
will be 1/3 to ½ acre in size.
